Where do these prices come from?
From the Residential Property Price Register run by the Property Services Regulatory Authority. Every residential sale in Ireland since 1 January 2010 is filed there by the buyer's solicitor when stamp duty is paid. We download the full register every week and put each sale on a map.
Are these asking prices?
No. These are the prices actually paid, as declared to Revenue. Asking prices on the portals are what the seller hoped for. The gap between the two is often 5 to 10 percent, in either direction.
Why is my house in the wrong place on the map?
Eircodes only appear in the register from around 2021. For older sales we place the pin at the centre of the estate or street, worked out from newer sales on the same road. Those pins are shown in a lighter colour. Where we could not find the street at all, the sale is listed in the table but not on the map.
Can I get a price for one specific house?
Search for the town, then zoom the map or use the table. Repeat sales of the same address appear as separate rows, which shows you how the price of that exact house changed over time.
